What it is

Pest management built for business premises

In offices, F&B outlets, retail and warehouses, pests are a compliance and reputation risk, not just a nuisance. We assess the premises, agree treatment and preparation requirements, and provide service records to support your audits. Visits are planned around your operating hours.

How we treat it

Assess, treat, document

Already have a service report? Use the pest report action worksheet to separate provider work from housekeeping and maintenance tasks, assign each finding and record the follow-up check. The actual contract establishes the reporting supplied. Warehouses and factories can use the RFQ preparation guide to write a consistent scope before comparing operators.

A planned, discreet process built for occupied commercial premises, from first assessment to service records for your audits.

01

Site assessment

We walk the premises to scope pest pressure, entry points, access and any food-safety or compliance needs.

02

Discreet treatment

We agree treatment hours, food and stock protection, product instructions and re-entry requirements before work begins.

03

Document & maintain

We provide service records and, where needed, a recurring schedule to help keep pests out and keep records ready for your audits.

Specialist pest services

Termites, mosquitoes and rodents

Higher-stakes pests get their own dedicated approach. We treat these at the source and help keep them out.

What a contract covers

What a commercial pest control contract includes

A contract is a scheduled programme with records, not a standing order for spraying. These are the parts that should be written down before you sign.

Inspection schedule

Fixed visits at an agreed frequency, planned around your operating hours. F&B outlets, kitchens and food processing are usually monthly, offices often quarterly, warehouses quarterly, and condo common areas typically monthly for hotspots like chutes and bin centres. The frequency is set after a walkthrough and adjusted as activity and seasons change.

Treatment at each visit

Inspection of the monitoring points, treatment matched to the pest and the area (baiting, residual treatment, drain treatment, proofing, and fogging where suitable) and recommendations on housekeeping or repairs. Products and application areas are selected for the premises, with instructions for protecting food, stock and preparation surfaces.

Treatment records

A documented report after every visit: what was inspected, what was found, what was treated and what you need to action. Records are kept per site, so a managing agent or an operator with several premises has a separate file for each one.

Records for F&B premises

Restaurants, cafes and central kitchens usually need service records that their food safety auditor can review. Share what your auditor asks for and the reports are prepared to support SFA and food safety audits. Four Solutions is an NEA registered vector control operator, Reg. NEA201812722M.

Documentation for audits

Service records and recommendations that can support your food safety and facility audits. Tell us what documentation format your auditor requires so the service records can be prepared accordingly. A pest control report supports an audit; it does not itself guarantee a pass. Confirm your specific HACCP, ISO or other audit documentation requirements and schedule in the quotation.

Response between visits

If activity appears between scheduled visits, your site is prioritised rather than treated as a new callout. The contract states how to report it and what a return visit includes.

Who it is for

Premises we run programmes for

The programme is shaped by the premises. These four premises types each have their own guide.

Restaurants, cafes and central kitchens

Monthly scheduled visits planned around service hours, integrated baiting, drain treatment and proofing, and reports for SFA audits. See restaurant pest control or read the restaurants and F&B guide.

Offices

Often quarterly, with closer attention where there is a pantry, food handling or a history of activity. Visits after hours so the floor is not disrupted. See how often commercial premises need pest control.

Warehouses, factories and logistics

Quarterly programmes built on inspection, proofing of loading bays and drainage, and monitoring across the site, with service records that can be prepared to support your audit requirements. Confirm your specific documentation format in the quotation. Read the Jurong commercial and industrial guide.

Condominiums and MCSTs

One vendor across the development for chutes, bin centres, drainage, carparks and landscaped areas, with per site reporting for council and audit purposes and priority response for resident complaints. Read the condos and MCST guide.

Whole buildings and common areas

Pest programmes for whole buildings and shared areas

For condos, commercial buildings and sites with several occupiers, one programme can cover the shared areas under one vendor, with reporting for the managing agent.

Shared areas covered

Refuse chutes and bin centres, drains, carparks, landscaped areas and loading bays, as agreed in the scope.

Scope and schedule

A walkthrough of the building and its shared areas, then a written scope, visit frequency and treatment hours planned around occupied times.

Reporting and response

Per site reporting for the managing agent, council and audit purposes, and priority response for resident complaints between visits.

Read the condo and MCST guide, how often commercial premises need pest control and the IPM and SS 721:2025 buyer guide.

How quotation works

Scope first, then a written quote

Commercial contracts are quoted per site after a walkthrough, because the scope depends on the premises size, type and pest pressure.

01

Tell us about the premises

Business type, approximate floor area, the pests or signs you have seen, operating hours and any existing contract or audit requirement. For several sites, list them.

02

Site walkthrough

We walk the premises to assess pest pressure, entry points, access and the compliance needs, then recommend a frequency and scope.

03

Written quote

The quote states the pests and areas covered, the visit frequency, treatment hours, reporting and what a return visit includes. The pest control cost guide explains what moves a commercial quote.

Why Four Solutions

A licensed team you can rely on

Careful planning, clean work and clear communication from the first WhatsApp message to the final check.

NEA Vector Operator Licensed

Registered with the National Environment Agency as a vector control operator, Reg. NEA201812722M.

10 years in Singapore

A wide clientele across homes and businesses, from hospitals and schools to offices, malls and restaurants.

Rated 4.9 by customers

4.9 from 100+ Google reviews, with treatment methods selected for the assessed pest and premises.

Plan the site assessment

Which pest risks need to be covered?

Tell us the business type, affected areas, operating hours and whether you need a one-off visit or an ongoing programme. We scope the pests and monitoring points for your premises.

Kitchens, drains and stored goods

Recurring cockroaches, ants or flies need their harbourage and breeding conditions checked. See cockroach treatment, fly control and ant control.

Loading bays and entry routes

Rodent activity requires an assessment of access, food sources, proofing and monitoring. See our rodent control service.

Timber and outdoor areas

Damaged timber and standing water raise different risks. We assess the need for termite treatment or mosquito control as part of the agreed scope.

Bring any audit requirements to the site assessment so the service records and recommendations can be planned for your operation.

Before agreeing a programme

Make the contract scope clear

Pests and areas included

Confirm the pests, units, shared areas, monitoring points and access arrangements included in the quote. Termites, bed bugs, nest work and mould should be discussed explicitly rather than assumed to be part of every general contract.

Visits and response

Agree the planned frequency, treatment hours and how new activity should be reported between visits. Ask what return visits include and when a change in pest pressure or site conditions requires a revised scope.

Preparation and records

Confirm who protects food and stock, arranges access and completes recommended housekeeping or repairs. Share your audit requirements so the agreed service records support your operation; a pest-control report does not itself guarantee an audit pass.

Can you work after hours?

Yes. We schedule visits around your operating hours, including after-hours and off-peak, to keep disruption to a minimum.

Cockroaches, rodents, mosquitoes, ants, bed bugs, booklice and termites, with specialist programmes for higher-risk pests.

Do you offer recurring servicing?

Yes, most commercial premises benefit from a scheduled programme. We recommend a frequency based on your premises and pest pressure.

Do you provide pest control contracts for restaurants and F&B outlets?

Yes. We provide scheduled pest control contracts for restaurants, cafes, central kitchens and other F&B outlets, with documented service records and recommendations to support SFA and food safety audits. Frequency is set to your premises and pest pressure.

For outlet assessment and quotation details, see our restaurant pest control service.

Yes. We work with managing agents and MCSTs on scheduled pest control across condominiums and multiple developments, with clear per-site reporting and fast response for resident complaints between visits.

How often should commercial pest control be done?

Most F&B and high-traffic premises are serviced monthly, while lower-risk offices and retail may suit quarterly. We recommend a frequency after a walkthrough, based on your premises, footfall and pest pressure.

How much does a commercial pest control contract cost?

A commercial contract is quoted per site after a walkthrough, because the scope depends on the premises size, type and pest pressure. You receive a clear retainer quote before any commitment. Message us to arrange a walkthrough.

What does a commercial pest control contract include?

Scheduled visits at an agreed frequency planned around your hours, inspection and treatment of the monitoring points at each visit, a documented report per visit and per site, priority response between visits, and recommendations on proofing and housekeeping. The written quote states the pests, the areas and the visit frequency covered.

Can your reports support an F&B food safety audit?

Four Solutions provides documented service records and recommendations to support SFA and food safety audits for restaurants, cafes and central kitchens. Tell us what your auditor asks for so the records match it. A pest control report supports an audit; it does not itself guarantee a pass. Four Solutions is an NEA registered vector control operator, Reg. NEA201812722M.

Can the contract scope or frequency change after it starts?

Yes. The frequency is set after a walkthrough and adjusted as activity, seasons and premises use change, and a change in pest pressure or site conditions can trigger a revised scope. The aim is the right level of protection without paying for visits you do not need.

Treatment methods available

The method should fit the pest and the source.

We select the treatment after assessing the pest, life stage, harbourage, entry points and site conditions. Not every method is suitable for every job.
