A cleaning product and a moisture repair solve different problems. The US EPA does not recommend bleach as a routine part of mould cleanup. The right decision depends on the material, the extent of the problem and the water source. Never mix bleach with ammonia-containing cleaners.
A stain becoming lighter does not answer whether the material is dry or why the mark appeared. Start by separating three questions: what can be cleaned, what may need removal, and what is allowing the material to stay damp. This is a household decision guide, not a chemical recipe.
Why “does bleach kill mould?” is an incomplete question
The EPA's bleach guidance distinguishes killing mould from removing it and does not recommend biocides routinely. It also makes clear that background spores cannot all be eliminated. A promise to sterilise a home is not the same as an agreed cleanup scope.
That does not establish that every mould product is useless or that every affected surface needs a professional service. Follow the product label and seek advice for the actual material and situation. Do not mix cleaners or combine products to make a stronger solution.
Material, water source and extent change the decision
| Question | Useful record | Decision it supports |
|---|---|---|
| What material is affected? | Painted plaster, tile, sealant, timber or another material; note uncertainty. | Whether cleaning, material assessment or replacement advice is needed. |
| Is it wet or repeatedly damp? | Location, timing and any visible leak or condensation pattern. | Who needs to investigate moisture as well as surface cleanup. |
| How extensive is it? | A wide photograph and approximate dimensions, without opening hidden areas. | Whether the apparent extent is suitable for a household task or needs assessment. |
| What has been used? | Product name, label and date; no need to mix or repeat it for the photograph. | What the next provider needs to know. |
| Who handles each task? | Cleanup, leak repair, drying, repainting and any follow-up recorded separately. | Prevents a surface quote being mistaken for a moisture repair. |
Hard surfaces and porous materials are not interchangeable
The EPA cleanup steps distinguish cleanable hard surfaces from absorbent materials that may be difficult to clean fully. They also advise addressing water problems and cleaning and drying before painting. This is general guidance, not a finding that your particular wall must be removed.
If you cannot identify the material, say so in the enquiry. Do not sand, cut into a wall or disturb a concealed area just to identify it for a photograph.
When should I ask for an assessment?
The EPA home cleanup guide considers extent, substantial water damage and potentially contaminated water, among other factors. If the situation is beyond an ordinary surface-cleaning task, the material is uncertain, or the suspected source is hidden, ask an appropriate provider to assess it. Seek medical advice for health concerns rather than asking an image to establish a health risk.
What should a mould quotation distinguish?
- The surfaces and rooms included, with any inaccessible areas.
- What removal or cleaning is proposed and whether coating or painting is separate.
- Which moisture investigation or repair is included, if any, and who handles work outside scope.
- Preparation, product-specific return instructions, cleanup and any written warranty terms.
Use Four's mould assessment and removal page and the company and quotation comparison to ask about the actual scope. Do not assume the price of surface work includes a plumbing or building repair.

Bleach or Mould Spray FAQs
Is bleach always the right product for mould?
No. The EPA does not recommend bleach routinely for mould cleanup. The material, extent and moisture source matter; follow product labels and do not mix cleaners.
Does a lighter stain mean the problem is fixed?
Not by itself. Record the condition of the material and what was done about moisture as separate matters from the appearance of the surface.
Does professional mould removal include fixing a leak?
Only if the agreed scope expressly includes that work. Ask who handles removal, moisture investigation or repair, drying and repainting rather than assuming one quotation includes everything.
