Ceiling mould is the most common mould problem we see in Singapore homes. It usually appears near air-conditioning, or where moisture from a leak or the unit above reaches the ceiling. Four Solutions removes ceiling mould properly and identifies the cause to reduce the risk of regrowth. Ongoing moisture control remains important.
Why ceilings grow mould
- Aircon condensation. Cold ceilings near aircon units collect moisture, the most frequent cause.
- Leaks and seepage. A hidden pipe leak, roof seepage or water from the unit above keeps the ceiling wet.
- Poor ventilation. Trapped humid air in closed rooms settles on the ceiling.
Condensation or a leak?
This matters. If the mould is from condensation, surface treatment and anti mould protection help, but the room also needs better ventilation or dehumidifying, because condensation keeps forming while the air stays humid. If it is from a leak or seepage, the water source has to be repaired first or the mould will return. We use moisture meters and inspection to tell the difference before recommending treatment.

What a ceiling mould assessment checks
- Where and how far. Which rooms are affected, how large the patch is, and whether the ceiling finish is damaged.
- Moisture. Moisture meter and humidity readings show whether the ceiling is still damp. UV and thermal inspection are used where required.
- The likely cause. Aircon condensation, a leak or seepage from above, or humid air trapped by poor ventilation.
- Related problems. Booklice or a musty smell that may need treating at the same time.
What the treatment scope can include
- Mould removal and surface treatment of the affected area.
- An anti mould protective coating that lasts about 3 to 6 months, and repainting where the quote includes it.
- Odour and indoor air treatment where a musty smell remains.
- Advice on condensation, ventilation or the leak that needs fixing.
Most residential mould jobs range from about $250 to $2,500, depending on the area and severity. Selected mould remediation works may include warranty cover, depending on the treatment scope and site conditions. Your written quote confirms the area, the work and any warranty.
If the water is coming from the unit above
Mould treatment will not last while the ceiling is still being wetted. If the inspection points to a leak from the unit above or from the roof, that leak has to be repaired first, usually by arrangement with the upstairs owner, your landlord or the managing agent. The mould can then be treated once the source is fixed and the ceiling has dried. Our guide to a ceiling leak from the flat above explains who arranges and pays for the repair in an HDB flat or a condo.
What your quote should state
- The rooms and ceiling areas covered.
- The cause found, and whether a leak must be fixed first.
- The removal, coating and repainting work included.
- Any warranty and its conditions.
Frequently asked questions
Why does my ceiling mould keep coming back?
Because the moisture behind it was not fixed. Painting over ceiling mould covers the stain but leaves the damp and the spores, so it returns. We treat the source.
Is ceiling mould dangerous?
Mould spores can affect indoor air quality and trigger allergies or breathing issues, especially in poorly ventilated rooms. It is worth treating properly rather than painting over.
Can you treat mould near the aircon?
Yes. Aircon-related condensation is the most common cause of ceiling mould. We treat the area and advise on reducing condensation.

Toilet, bathroom and behind-the-toilet ceiling mould
A moldy ceiling above the toilet or shower is one of the most common spots we treat. Bathrooms stay humid, and the ceiling is often close to a pipe or the unit above, so black mould behind the toilet or across the bathroom ceiling usually points to trapped moisture or a slow leak. We remove the mould properly and identify the cause to reduce the risk of recurring ceiling mould. Our toilet ceiling mould guide covers ventilation, condensation and when to call.
Why do I have mould on my toilet or bathroom ceiling?
Toilet and bathroom ceilings stay damp from showering, and are often near pipes or the unit above. That trapped moisture, or a slow leak, feeds ceiling mould. We treat the surface and find the moisture cause, so painting over it is not needed.
Can you remove black mould behind the toilet?
Yes. Black mould behind the toilet or on the ceiling above it is common in humid Singapore bathrooms. We treat the affected area with professional biocide and advise on ventilation and any leak that needs fixing.
